Guest Guidelines

  • Check in time is 3:00 p.m. and check out time is 11:00 a.m.

  • We have a two night minimum stay for the Lodge, or any buyouts of the Whole Resort, Lodge Cabins, Rental RV’s, Camping Cabins, RV Sites or Tent Sites.

    No required minimum stay for individual rentals.

    • Individual reservations:

      • 100% deposit due upon booking.

      • Thereafter, a cancellation within 30 days of arrival date is a full night charge and any processing fees.

      • Less than 7-day notice will result in NO REFUND.

      • $50 security deposit, taken upon check-in.

    • Lodge/contracted bookings:

      • 50% non-refundable deposit to confirm

      • Balance due 60 days prior to arrival

      • No changes within 60 days of event

      • Event/Entire Lodge Cancellation within 60 days of reservation - NO REFUND

      • $250 Security Deposit upon arrival

    • 2-night minimum stay required for Lodge & Cabins and on holidays

  • You are invited to bring your ATV’s with you and enjoy them. But, please do not ride ATV’s on the lawn in front of the cabins or the lodge. Please do not drive your ATV on the foot bridge over the river! Lastly, please do not park them on the concrete around the fire pits.

  • Please empty all garbage cans in all the rooms.

    Please remove all litter from the lawn area.

    If using the outside pavilion, please clean all kitchen equipment.

  • Please remember that this signed agreement is considered a legal and binding contract and therefore gives Promised Land Resort the right to collect payment of damages, missing items, and excessive cleaning that are made necessary by your stay.

  • There is a dump station for all paying guests on the campground side of the property, across from the restrooms. It has non-potable water available. There is no charge for paying guests.

  • The fishing in the Strawberry River is governed by the State of Utah and a license is required. Above the Strawberry Pinnacles, fishing can be done with artificial lures and flies; below the Pinnacles is open bait. There are three reservoirs within a 30 miles radius for additional fishing, boating, or water sports. They are the Strawberry Reservoir, Red Creek Reservoir, and Starvation Reservoir.

  • There are individual fire pits and large general use cement fire pits available throughout the property. These are the only authorized fire pits. Please do not make your own fire pit. You will need to bring your own firewood or you can purchase bundles from us on the resort ($7/bundle.) Please douse your campfires after use.

  • NO FIREWORKS ALLOWED at any time at Strawberry Pinnacles Resort. Including 4th of July and Pioneer Day weekends.

    Promised Land Resort will not be held liable for any damage, injuries or death caused to persons or property by use of fireworks.

    Any use of fireworks will result in the immediate cancellation of the reservation, all guests will be required to leave immediately, and result in forfeiture of any and all payments and damage deposits.

  • We are constantly working on our grass. Therefore, we must water the grass when necessary, We will try and keep the watering at a minimum during your stay, but there will be times when the sprinklers are on and the grass is wet. We apologize for any inconvenience. Please remove your belongings from the grass at night, as the sprinklers turn on automatically.

  • Strawberry Pinnacles Resort will not be responsible for accidents or injury to guests or for loss of money, valuables, properties, vehicles of any kind.

    The registered guest assumes full responsibility for any and all accidents, injuries and damages caused by, his/her group, their invited guests and any others invited by their invited guests.

    By accepting this reservation, it is agreed that all guests of the registered guest, are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

  • Please return the keys prior to leaving to avoid a $40 lost key surcharge.

  • Lodge — We supply toilet paper and bedroom linens.

    — Kitchen is supplied with pots, pans, serving dishes and utensils, kitchen towels, paper towels, dish soaps, detergent for the dishwasher and general clean up supplies.

    Lodge Cabins — We supply toilet paper and linens, towels and washcloths.

     —  Kitchenette is supplied with pots, pans, serving dishes and utensils, paper towels, dish soap.

    Rental RV’s — We supply toilet paper, hand soap and waterproof mattress covers.

    —  Kitchenette is supplied with minimal pots, pans, utensils, and dish soap.

    Camping Cabins — We supply waterproof mattress covers.

  • The lodge pavilion is equipped with commercial kitchen equipment, including a reach-in coolers, a reach-in freezer, two gas stoves/ovens, commercial BBQ grill, commercial flattop grill, stainless steel food preparation tables, ice machine and deep sink. The pavilion must be cleaned and all equipment returned to the state it was when you arrived.

    Propane is provided for the commercial BBQ grill and flattop grill.

  • While we strive to ensure the equipment in the Lodge, Cabins and Rental RV’s is in good working condition, sometimes things do break down. If we are notified of a problem, we will do our best to get any problem corrected on a timely basis. However, no refunds or rate adjustments will be made for mechanical failures beyond our control, including power outages.

  • Quiet time is observed at 11PM throughout the entire resort.

  • “Arm floaties” or life jackets – for the little kids to use when in the pond

    Bug spray & sunscreen 

    Firewood (or you can purchase it from us) 

    Fishing poles, supplies, and fishing license 

    Flashlights

    Garbage bags 

    Kayaks – to use on the river or in the pond

    Lawn Chairs

    Sports balls – basketball, volleyball, softball, etc, 

    TOWELS for everyone!!!

  • Please park all your cars & ATV’s on the asphalt driveway or on your site in the campground.  Please do not park on the grass in front of the cabins and lodge. Please do not drive your car/truck/ATV on the fire pit in front of the pavilion by the lodge.2 motorized vehicles allowed per tent site, additional vehicles park in the overflow parking lot.

  • Any personal items left behind or lost during a stay are the responsibility of the guest. We are not responsible for those items. They will be donated to charity after 30 days.

  • You do not have to leave your beloved pet at home, however, your pet must be on a leash at all times.

    Pets are allowed only in the Camping Cabins.

    Pets are not allowed in the Lodge, Lodge Cabins or Rental RV’s at any time. Unless your pet is a service animal defined by the ADA. This does not include emotional support, therapy, comfort, or companion animals.

    There will be a $250 pet fee retained from your damage deposit if you have a pet in these buildings.

    Please clean up after your pet.

  • We have basketball, volleyball and tetherball courts. We also have many lawn games that you are able to check out with a deposit or I.D..

  • There are men & women restrooms with showers available 24 hours/day for all paying guests.

  • The Big G is a convenience store and café in Fruitland on Highway 40. They have many essentials you may have forgotten or need. The café has good food also.

    Al’s Grocery Store is 30 miles away and is a great place to shop, but is closed on Sundays.

  • The Strawberry River, canal and pond are for all guests.

    The source of the water for the canal and pond is the Strawberry River that is diverted, flows through the canal, into the pond, then back into the river.

    Guests and any invited guests use these water features at their own risk. There are NO LIFEGUARDS on duty at any time. Signs are posted.

    There is No Diving in the river, pond or canal as the water is too shallow and injury could occur.

    The registered guest assumes full responsibility for any and all accidents, injuries and damages that his/her group causes.

    By accepting this reservation, it is agreed that all guests of the registered guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

    The registered guest, all guests of the registered guests and others whom they invite to use the premise and choose to recreate at Promised Land Resort are defined as USERS – All Users do hereby execute a Release, Waiver of Liability, Assumption of Risks and Indemnity/Hold Harmless Agreement for himself/herself/their selves and his/her/their heirs and any of their minors, guests and invitees and acknowledges the inherent risks involved in the use of the Strawberry River, Promised Land’s canal and pond; which risks include, but are not limited to bodily injury, sickness, disease or death from using these water features. Users also acknowledge and understand that use of these water features is potentially dangerous and that the type of injury or damage described above can occur when using these water features. USERS UNDERSTAND THERE WILL BE NO LIFEGUARD ON DUTY DURING ANY TIME USERS ACCESS THE STRAWBERRY RIVER AND PROMISED LAND RESORT’S CANAL AND POND UNDER THIS AGREEMENT AND AGREE TO ASSUME ALL RISKS ASSOCIATED THEREWITH.

  • WIFI is provided for free on the entire resort.  We will give the password to the individual on the reservation. They can decide whether to give it to everyone else.

  • Enjoy the wildlife on and around Promised Land Resort. There are deer, sheep, elk, moose, coyote, fox, bear and snakes in the area.

    You recreate at the Promised Land Resort at your own risk. We are not responsible for any damages or injuries caused by wildlife to persons or property.

    Please do not leave any food outside. Please put all garbage in the dumpster and secure the lid.
